  Role 

  

The Mortgage Loan Processor is responsible for managing mortgage loan files from application through underwriting approval to ensure a smooth, accurate, and compliant member experience. This role gathers, verifies, and analyzes borrower documentation; coordinates third-party services; and prepares complete files for underwriting review. The ideal candidate is detail-oriented, organized, and proactive, with a strong understanding of mortgage guidelines, documentation standards, and loan processing workflows. 

  

Major Duties and Responsibilities: 

  

  • Review new loan applications for completeness and accuracy. Validate borrow income, assets, employment, liabilities, and credit data in accordance with agency and investor requirements. Ensure all disclosures meet TRID, RESPA, ECOA, HDMA, and other regulatory standards. Maintain accurate and compliant digital loan files, confirming all documentation satisfies investor, agency and internal guidelines.

  

  • Prepare complete and accurate underwriting packages by compiling and verifying all required documents. Review underwriting conditions and coordinate the collection of outstanding items from borrowers and third parties. Submit conditions promptly and follow up to ensure timely underwriting decisions and smooth file progression.

  

  • Order and track appraisals, title work, verifications (VOE, VOA), flood certifications, and other required third-party documentation. Monitor the status of all pending items to ensure timely completion. Communicate professionally with real estate agents, title companies, and other external partners to support efficient workflow and resolve issues as they arise.

  

  • Serve as the primary liaison for borrowers and loan officers throughout the processing cycle. Provide clear, proactive updates regarding file status, outstanding requirements, and expected timelines. Support a positive member experience through professionalism, accuracy, and timely communication, while collaborating with internal teams as needed.

  

Expectations: 

  

  • Ensure Credit Union policies and procedures are followed in compliance with applicable laws and regulations.
  •  Demonstrate a strong working knowledge of agency, investor, and internal guidelines to ensure accuracy and regulatory compliance.
  • Maintain a professional, courteous, and member-focused atmosphere.

  

  • Continuously monitor assigned loan files to ensure timely movement toward underwriting and closing.

  

  • Carefully review all documents for completeness, accuracy, and alignment with underwriting requirements.

  

  • Collaboratively support lending department goals and assist teammates as needed.

  

  • Maintain the highest confidentiality of member information.

  

  • Complete all tasks thoroughly, accurately, and in a timely, professional manner.

  

  • Perform other duties as assigned that are commensurate with the position and in the best interest of the Credit Union.

  

Knowledge and Skills: 

  

Experience: Five years of similar or related experience. 

  

Education: Two years higher education or equivalent real estate experience. 

  

Interpersonal Skills: A significant level of trust and diplomacy is required, in addition to normal courtesy and tact. Must possess strong written and interpersonal skills. Present a positive and professional image to all employees and members. Ability to work independently and as a team player with minimal supervision. 

  

Other Skills: Excellent computer skills. Ability to prioritize workflow. Initiative and ability to handle multiple assignments concurrently. Strong analytical abilities with high attention to detail.  Ability to use an array of workplace technologies. Possess solid problem-solving and negotiation skills. Must be bondable.
